How Direct Booking Works
Get in touch — Message us on WhatsApp or email with your preferred dates and number of guests. We reply within a few hours.
Receive your quote — We check availability and send you a personalized quote along with our rental agreement for review.
Confirm your booking — Sign the rental agreement and pay a 30% deposit via bank transfer (SEPA). A €300 refundable security deposit is also required.
Final payment — The remaining 70% balance is due 14 days before your arrival date.
Arrive & enjoy — We send you detailed check-in instructions, directions, and a local area guide. Welcome drink on arrival.
Booking Terms
Cancellation Policy
We understand plans can change. Our cancellation policy is designed to be fair to both parties:
- 30+ days before arrival: Full refund of all payments, including deposit.
- 15–29 days before arrival: 50% of the deposit is retained; remaining amount refunded.
- Less than 15 days before arrival: The full deposit is non-refundable.
- No-show: No refund.
Payment Terms
- Deposit: 30% of the total rental amount due within 3 days of booking confirmation to secure your reservation.
- Security deposit: €300 refundable security deposit, returned within 7 days after checkout provided no damages are found.
- Balance: Remaining 70% due 14 days before arrival.
- Payment method: Bank transfer (SEPA) or credit/debit card (via Stripe secure checkout). Details and payment link provided upon booking confirmation.
Rental Agreement
All direct bookings require a signed rental agreement. This protects both you and us, and includes: property description, dates, guest details, payment schedule, house rules, cancellation terms, and liability clauses. The agreement is sent to you digitally after we confirm availability and you approve the quote.
Travel Insurance
We strongly recommend that all guests purchase comprehensive travel insurance covering trip cancellation, medical expenses, and personal liability. The property owner is not liable for cancellations due to force majeure, travel disruptions, or personal circumstances.
Check-in & Check-out
- Check-in: From 5:00 PM. Earlier arrival possible on request.
- Check-out: By 10:00 AM.
- Minimum stay: 4 nights year-round.
