Booking request and confirmation
Submitting payment details creates a booking request, not an immediate confirmed reservation. The card is authorised for 30% of the stay total. The owner performs a final availability check and confirms or rejects the request. The deposit is captured only when the booking is confirmed.
Payments
The booking deposit is 30% of the stay total. The remaining 70% balance is due 14 days before arrival and may be charged to the saved payment method. A refundable EUR 300 security-deposit authorisation is requested two days before check-in. Additional charges may apply only for damage, missing items or exceptional cleaning attributable to the stay.
Cancellation by the guest
Cancellation 30 or more days before arrival: all payments are refunded.
Cancellation 15 to 29 days before arrival: 50% of the booking deposit is retained and the remainder is refunded.
Cancellation fewer than 15 days before arrival: the booking deposit is non-refundable.
No-show or early departure: no refund is due.
The guest should notify cancellations in writing by replying to the booking email. Travel insurance is strongly recommended.
Stay rules
Minimum stay is four nights unless a seasonal rate states otherwise. Check-in is from 17:00 and check-out is by 10:00. The declared guest composition and pets form part of the booking. The property maximum occupancy and house rules must be respected.
Guest identification
Guest identity and statutory registration details are collected separately through MyMaison or another designated provider. Completing that process is required before arrival.
Responsibility
Guests are responsible for the property and its contents during their stay. The owner is not responsible for events outside reasonable control, travel disruption, loss of personal belongings or use of third-party services, except where liability cannot legally be excluded.
Applicable law
The booking is governed by Italian law. Any jurisdiction clause applies only to the extent permitted by mandatory consumer-protection rules. The parties should first attempt to resolve any dispute in good faith.
