How Direct Booking Works
Get in touch — Message us on WhatsApp or email with your preferred dates and number of guests. We reply within a few hours.
Review and accept — Review the live quote, Booking Terms and cancellation policy before securely entering your card details.
Authorize your deposit — Securely authorize a 30% booking deposit by card. We capture it only after our final availability check. A refundable security deposit of €300.00 is also required.
Final payment — The remaining 70% balance is due 14 days before your arrival date.
Arrive & enjoy — We send you detailed check-in instructions, directions, and a local area guide. Welcome drink on arrival.
Booking Terms
Cancellation Policy
We understand plans can change. Our cancellation policy is designed to be fair to both parties:
- 30+ days before arrival: Full refund of all payments, including deposit.
- 15–29 days before arrival: 50% of the deposit is retained; remaining amount refunded.
- Less than 15 days before arrival: The full deposit is non-refundable.
- No-show: No refund.
Payment Terms
- Deposit: 30% of the total rental amount, authorized by card and captured after confirmation.
- Security deposit: €300.00, returned within 7 days after checkout provided no damages are found.
- Balance: Remaining 70% due 14 days before arrival.
- Payment method: Bank transfer (SEPA) or credit/debit card (via Stripe secure checkout). Details and payment link provided upon booking confirmation.
Online Acceptance
Before payment, you actively accept the versioned Booking Terms, cancellation policy and Privacy Policy. Your confirmation email records the versions accepted; no separate agreement needs to be signed or returned.
Travel Insurance
We strongly recommend that all guests purchase comprehensive travel insurance covering trip cancellation, medical expenses, and personal liability. The property owner is not liable for cancellations due to force majeure, travel disruptions, or personal circumstances.
Check-in & Check-out
- Check-in: From 5:00 PM. Earlier arrival possible on request.
- Check-out: By 10:00 AM.
- Minimum stay: 4 nights, unless a seasonal rule states otherwise.
